Scope of Work
Ultimate Construction’s scope included the installation of multiple exterior wall systems totaling over 22,000 square feet, consisting of:
- 1,200 SF of exposed-fastened 8mm Swiss Pearl Patina high-density fiber-cement rainscreen installed over metal Z-girt sub-framing with mineral wool insulation.
- 18,000 SF of 24-gauge, 4.2 corrugated metal wall panels installed over metal Z-girt sub-framing with mineral wool insulation.
- 3,000 SF of James Hardie fiber-cement panels
- Associated insulation, air barrier coordination, and detailing at transitions.
The scope also included interior architectural work within the brewery’s biergarten space, requiring coordination between exterior assemblies and interior finishes.

Project Highlights
A primary challenge on the Area 2 Brewery project was coordinating the installation of corrugated metal wall panels alongside continuous insulation and weather-resistive components located directly behind the panels. Sequencing & precise layout was critical to ensure performance and alignment across long panel runs.
The project’s fast-track nature required Ultimate Construction to work within evolving design conditions, coordinating closely with the general contractor and architect as details were finalized. This design-assist approach required field input to resolve constructability concerns in real time, particularly at transitions between wall systems and at architectural feature areas.
Given the scale of the building and the variety of materials involved, maintaining consistency across elevations required disciplined installation practices and close communication between crews and project leadership.

Outcome / Results
Ultimate Construction completed its scope successfully and without safety incidents, supported by daily job hazard analyses throughout the project. The finished building envelope contributes to the bold, industrial character of the Area 2 Brewery while delivering durable, high-performance exterior systems suited to a high-traffic commercial environment.
The project has since received multiple industry recognitions, including the CREW CT Blue Ribbon Award, AGCCT Build Connecticut Award, CMAA Connecticut Project Achievement Award, and CT-ABC Excellence in Construction Award, reflecting the successful execution of a complex and highly visible commercial project.
